Alligator Mortgage Company is a small business with just a few employees. Most all of our business is from referrals; some from Realtors and most from prior customers. We are not a large company where you get lost as just another loan. We end up being friends with many of our customers after the deal has closed.

We strive to make the process as smooth and simple as possibly. We want to set the expectations up front and let you know what items will be needed. Do all loans go perfectly and close on time? No, they don't. There are a variety of reasons why loans don't close on time. They can range from a Realtor not putting the correct closing date on the offer, to the seller taking a long time to accept the offer, to the seller not knowing which company will handle the closing, to there being repairs needed or inspection issues on the house, to slow appraisers, to the buyer not responding timely. Sometimes we have to go to a slower wholesale lender because of the buyers situation.

The most important thing is for you to control what you can control and that is to communicate with us from day #1 of any potential issues or concerns. Hiding things is not good. Let us know so we can work around them. Not letting us know that you have not filed taxes for a couple of years could kill the loan, but if you would tell us up front we could change the loan program or lender to get around it. And by the way we will ask you for a list of documents and then after you provide them we likely will ask for more things based on what you have provided. And after the loan is approved you will be asked for more items. Again, just relax and communicate with your loan officer if there are any issues getting the documents so that we can find an alternative solution.
